Managing a new home warranty is just a click away
(NC)—Buying a new home is an exciting and busy time – and while managing a new home warranty may not be at the top of the long to-do list, it is an essential part of maintaining this major purchase.
All new houses and condominiums in Ontario come with a warranty that lasts seven years from the date of the first possession, guaranteed by Tarion Warranty Corporation. Coverage includes deposit protection, protection against defects in work and materials, unauthorized substitutions and against delayed closings or delayed occupancies without proper notice. For condominiums, warranty coverage also includes shared areas of the building.
Once you take possession of your new home, you have 30 days to submit your first warranty claim, so it's important to be on top of those deadlines. The easiest way to do that is to register for Tarion's web-based service, MyHome.
Your account will take care of many of the tasks associated with managing your warranty, such as remembering deadlines and keeping track of the correspondence. It also allows you to:
• Securely submit the most common forms:30-day, year-end, and second-year;
• View forms submitted to, and official correspondence received from, Tarion;
• Receive email alerts with personalized warranty timelines, including key due dates for form submission and inspection requests;
• Access key warranty information specific to your home and manage it all in one safe, secure place.
If you have purchased a new home from a builder or a resale home that is less than seven years old, you can register for your MyHome account by visiting www.tarion.com and following the link on the homepage. You will need to provide your home's enrolment number and original date of possession (the warranty start date), which can be found on the Tarion Certificate of Completion and Possession (CCP), provided by your builder.
Although personalized email alerts will make the warranty process easier, homeowners still need to do their part by fully understanding their warranty rights. The Homeowner Information Package, which is given to you by your builder and also available online, contains everything you need to know.
